do home exchanges work? |

Essentially,
the simplest approach is for the seller of the house at the
top of the chain buys the property below them in the chain,
and vice versa. |

How
does an agent upload to the site? |
 |
Agents
can upload using their existing software, or manually if
they do not have a software solution. Once registered,
the agent will receive an e-mail informing them of their
user name and password. Once Property Sales Exchange
has the agents’ branch ID and Password we can begin
to upload all of their houses.
The agent then simply logs into their members area and populates
their clients’ moving on requirements – it only
takes two minutes. |

Who
benefits from this approach? |

In
a market short of first time buyers, or even a more buoyant
market it makes sense to keep chains as short as possible – that
way there is less chance of sales falling through – prices
can also be moved down slightly to help avoid any embarrassing
complications arising from building society valuations etc. |

this help the agent? |

it does, not only does this site put together potential deals;
it also promotes all of the agents’ properties much the
same as any other property portal. For the first time,

on the market; it makes the prospect of an exchange deal
more likely to come to fruition, it also encourages buyers
who are nervous about putting their houses on sale to do

the housing market picks up, will the site become irrelevant? |

Unlike
other exchange sites, the Property Sales Exchange is a full
blown property portal, and as such will be established as THE
place to search for your next home. When sellers do not
want to consider an exchange, then their homes are also listed,
so the site is not exclusive for the exchange market. |

Can
more complicated exchanges be arranged? |
 |
Yes,
if the person at the top of the chain does not want to buy
the house immediately below them, then this house can register
the person above them in the chain’s preferred moving
on requirements – that way a potential buyer may be found
for the middle house that satisfies the person’s requirements
at the top of the chain. This way a more lengthy chain
can be established.
I.e. a person in a £500,000 house wants to move down to £200,000,
but a person with a £350,000 house comes along. The person in the £350,000
house advertises the person in the £500,000 house’s moving on requirements
in order to try to complete the chain. |
